We have provided answers to some common questions below. How is my money secured?
Unlike most investments, your money is secured by a tangible piece of real estate. This is your collateral. It is made even more secure by the fact that we will never allow an investor to lend more than 70% of the value of the real estate.
How is the value of a property determined? |
Prior to closing, an appraisal by a licensed third party appraiser is conducted. The loan to value ratio is determined using the value determined in the appraisal. The loan to value will never exceed 70%, ensuring a safe investment by the investor. |
Will the money I invest be the senior loan on a property?
Yes. Your money will always be in the senior lien position. A title search is always conducted prior to closing a loan, verifying a clean title to the property. In addition, your loan (Deed of Trust) will be recorded at the courthouse of the municipality of the property, securing your loan as the senior lien. This Deed of Trust remains in effect until the loan is paid off.
What happens if the loan goes in to default? |
In the highly unlikely event the loan goes in to default, the investor is covered because he or she is in the senior lien position and the value of the home exceeds the loan by at least 30%. |
How does Portfolio Booster LLC make money?
Portfolio Booster LLC makes money through the buying and selling of real estate. This is done by buying and renting out real estate (long term investment), or buying a depressed piece of property at a low price, rehabbing and or developing it, and then selling it at a higher price. Investment capital, along with cash on hand, is simply the "engine" that allows us to purchase property.
What happens if there is a title issue on the property I have an interest in? |
A thorough title examination by a professional is conducted prior to
every closing. In the highly unlikely event there is a
problem with the title, and not discovered until after closing,
the investor is covered by Title insurance (paid for by
Portfolio Boosters LLC). |
